SOFT WASH
1.	Empty the water from the pool or spa.
2.	Spray the affected tile, grout, and surface with 50% hydrogen peroxide, with water sprayed through a Home Depot type garden sprayer. Allow the peroxide to bubble the film off the tile and grout.
3.	Rinse off with cold water.
4.	Seal the grout with a sealer chosen by our tile installer.
5.	Allow sealer to dry completely.
6.	Refill spa or pool and add calcium to exceed 400ppm. (refill to just below the tile level)
7.	Apply 20 Mule Team Borax with NO BLEACH using sponge or mop.
8.	Add muriatic acid to lower pH a day after applying Borax.
9.	Repeat steps 7 and 8 every 6 months.
10.	Add calcium hardness increaser to 300ppm minimum, and with pH 6.8 or below, Ionize to .4ppm switch to oxidize high.
11.	Never use chlorine again, make sure pH stays below 7.4.
